Upper Level
Living Room: The gross size (visual expanse) of the living room including the foyer/stairwell is 13 x 23 feet. The carpeted/furnished floor area is 13 x 17 ft.

Kitchen
The Kitchen was completely renovated in 1997 with Haas American Autumn series cabinetry and center preparation area. GE Profiles series dishwasher and microwave were installed at that time. A large-reservoir reverse osmosis drinking water filtration system is installed under the sink. The range is fueled by propane and serviced by Leahy. 220VAC is available behind the walls for conversion back to electricity.
Exterior lighting
Walkways, deck and patios are all lighted. A flood light system radio controlled from the garage and house -- illuminates the new garage and its parking apron.
Front Walk
The front walk, rebuilt in 2006, has non-skid Trex steps and natural flagstone at lawn level. The decorative light pole at the beginning of the walk.
Heating system
Totally replaced and upgraded in1989. (Boiler, burner, circulators, zones etc. System has been under continual maintenance contract with Petro (nee Home Oil) for the last 20 years. Circulators, switches etc., have been upgraded since as necessary during annual preventive maintenance visits. There are separate zones for Family Room, Upper Living Level and Lower Level. The original 250 gallon oil tank removed in 2003 and replaced with new above-ground, 330 tank on a cement pad in an environmental enclosure located in garden storage area beneath the west wing of the house.
Air Conditioning
Through-wall, GE, 220V air conditioners are located in the family room, kitchen/dining area and master bedroom. Air conditioners were new in 2005. The lower level has never needed extra cooling. Most summers the owners have left the air conditioning off and cooled the house with the attic fan.
Electrical
The house has a modern 200 amp service with plenty of isolated circuits for computers and electronics. The system also is equipped with a generator switch for vital circuits and an external (shore power) plug for quick connect of the switch to a standby generator.
Floors
All upper level floors (except the kitchen and bath) are hardwood under wall-to-wall carpeting. Thick padding and wall-to-wall carpeting cover lower level concrete floors.
Windows
All upper level windows were replaced with modern Marvin E-Z Tilt double, thermal-paned glazing and screens in 1999. At the same time, lower level windows were replaced with new Kaskel Schoolhouse Classic vinyl sash and frame windows with insulating glass. All windows are articulated so that all cleaning can be done from the inside. The screens remain in place year-round.
Roof
The roof was reshingled in 1995 with fiberglass singles. The gutter system was replaced in 1999. Ridge vent and soffit vents were added at that time.
Attic
The attic is accessed via pull-down stairs located in the main hall. It is lighted, has a central catwalk under the blown-in R30 insulation. Specially fabricated, insulated cover boxes slip over the fan and stair assembly in winter.
Outside Covered Storage
A lighted, lockable 21x18 foot storage area is located beneath the family room. It is designed for storage of large garden such as lawn mowers, fertilizer spreaders, outdoor furniture etc. It also houses the above ground oil-tank enclosure.
